Good Afternoon,

My first purchase is potentially going to be a turnkey property using a team that will handle everything thus making it as hands off as possible. 

I want to invest in great cash flowing markets for the long term. Appreciation would be nice, but not a deal breaker if it isn't rocketing upwards. 

Do you find great returns utilizing this method? What are the pros and cons? What questions should I be asking the people who are going to be handling my property? 

I am going to be living in Southern CA when I get out of the military with about $20K cash and $20K in my Roth IRA. If I can find an excellent deal on a multifamily property I would like to start there using my VA loan, live in one unit, and rent the others out. Since I can't do much with $20K in Ventura County, CA, do you recommend using the turnkey solution in more reasonable markets?
