Does any private investowill loan owner occupied property in texa

One of my friend is looking to refinance his house. Currently he borrowed money from a private investor due to his credit history . All of sudden the private investor wants the money back. He dont want to approach because of his credit issue.  So I was wondering whether there is any private investor who can loan the money. His house is in Austin area. Current market value of property is 250K. He owe around 150K. If interested please message me back.
