I got a property under contract it was for all cash and needed a lot of work. I have a friend that said he wanted the property. I would get 5k for my contract. I wrote up the the assignment signed it and emailed it to him to sign. I was out of town and he was suppose to drop $500.00 earnest money off at the title company made out to me and he was to close by December 23,2016. He didn't bring the earnest money to title company nor mail it to them. The closing date has passed and he isn't answering my calls or emails. He is not responding to the title company either. According to the assignment the contract reverts back to me if he doesn't close by the 23rd of Dec. I'm not sure how to proceed whereas he was my friend.
