Vacation home in Bend, OR

To All BP'ers,

Looking to meet anyone that can make this adventure happen in Bend, Oregon area. 

My parents and myself have come up with a plan to JV in Bend. Please let me know if you're interested in setting up a time to chat, and or working together in the future. Looking to start this venture ASAP...

Bend, OR Vacation home criteria

Single level cottage, craftsman or rambler

200k-350k

Beds 2+

Bathrooms 2+

SQFT. 1000+

Lot size (Large enough for 3 large dogs)

Easy to maintain landscape

Parking is a plus

Location (close to amenities, shopping, parks, trails and river)

Does not need to be close to schools or jobs

Not on a busy street

Possible turn key depending on price

Possible cosmetic remodel/fixer (not total flip or gut project)

Possibility to rent out as a vacation rental

This is just a guideline..

Cj Juan You're going to want to look into the vacation rental permitting laws in Bend. They changed about a year ago and only allow one per block (you need to verify this). So the hunt will get a little more challenging but worth the effort.

@Neal Collins Thank you for the heads up. I have only talked to one agent in Bend and he was not familiar with the rental laws. The hunt is on..

Bend has made it a pain to get approved for a vacation rental.  You have to get approval from the city unless it is grandfathered in.  If you get approval they can be lucrative.  Here in Sisters (30 mins outside Bend) I looked at one that had 30k in rental income and they want over 700k for it.  I actually became ill when they told me that.  There maybe some good places here in Sisters still but Bend is going to be tough.  Check out this link I put up that goes to the Bend Bulletin article on vacation rentals.

To All! The Vacation rental idea is only a possibility or a idea to gain cashflow. The main objective is to purchase a vacation home for the family. My parents live in Cali and I'm located in Oly so Bend is the best possible area in the middle.

Hi CJ, Bend has made it difficult, but it's still a great community and fun place to spend with family. Cash flow may be difficult to achieve, but you can certainly help the home pay for itself. The team I work with can crank out income projections for vacation rental properties. There's no cost for this service, so hit me up offline if interested.

Agree about Bend vacation homes--I have family that have had a home there for years that is up on Airbnb and they don't have positive cashflow but do significantly offset their costs.

@Jae Heiner I have been hearing a lot about Airbnb but have not checked into it myself yet. I would love to hear where there rental is located? I do know there is a shortage of rentals as I have tried to book a rental myself .
