I am planning on selling a building lot 5-10 acres

What are the pitfalls to look out for when selling land?   How to value the land?  When we bought 10 years ago, we signed a land use agreement.  Can I use this sort of agreement to keep certain land uses from moving in?   Also, I've heard of minimum building cost clauses put in the contract so that no one just puts a trailer on it and calls it good.  Is that possible?
