6 mohth listing runs out. Now what?

I listed a home for sale, nearly 6 months ago with a local realtor, who I have worked with before.  Moscow House.  Now my listing is up.  I am not at all happy with the marketing, too high of a starting list price for area and square footage, and have to make a discussion on whether to extend my contract.

What do folks feel about changing realtors/brokers when a listing runs out.  Has it helped, hurt or had no impact.

Hi @Account Closed, let me explain what happens when a listing contract with an agent runs out. The day after your listing run outs, your local MLS changes the status to "expired". At this point, you are 100% free to work with any agent you choose to... and you can expect a lot of them to be calling you.

Lots of agents make a business out of calling listings that just expired and trying to list it themselves.  This is a totally ethical and legal practice, that happens all the time.  If your past Realtor didn't do a good job, now you have the opportunity to interview more agents and select one that you think work bests for you.

You will probably be getting a lot of phone calls and a lot of pieces of mail telling you that your house expired and that they want to set up a time to meet with you telling you how they're different.  

If you still are very motivated to sell, I would definitely recommend taking this opportunity to interview several agents, and select the best one for the job.
