Master lease Agreement suggestions

Good day community,

I have contacted a number of agents about engaging in a master lease agreement arrangement with the seller. We haven’t received as much enthusiasm as I expected. 

For those agents where we have discussed a lease amount, we offered a reasonable payment as a starting point. We were told the offer was shared with the seller, one refused, the others never responded back.


All offers we make clear that the lease is only until closing which we anticipate taking 9-10 months. What are some of the challenges an owner would have accepting this type of deal.  As an additional note all properties are vacant or significantly vacant. Thanks in advance.
