Need help with financing

I have help with the 10% and closing costs. I need someone to come in with the other 90%. The total deal is $645k.

I have 2 houses/properties I want to buy:

Here's the idea--These properties are back to back. The 2.625 "Farmhouse" I am calling it has a 1896 sqft home already there. On the Farmhouse property, there was previously another house on this property and septic, wateer and electricity are already to go for another mobile/modular home. I want to put 2 more houses on this property which will give each home almost an acre total for each house. I want to repeat this for the 3 acre 1216 property that is located right behind the "Farmhouse" property. On the 3 acre 1216 sqft there are already 3 septic and power are already there and well water. So in the end, I will be putting 4 new mobile/modular homes on these lots.

Exit Strategy: Rent long term or Lease option to buy.

The price of the "Farmhouse" is $175k
Repairs: Pressure wash the house, paint inside and out, replace flooring: $10k
$15k for fees, inspection, or any other unforeseen expenses
$20k for Mobile/Modular Home Setup
The price on the 3 acres behind the farmhouse is $80k
Repairs: Paint and new flooring $10k
$15k for fees, inspection, or any other unforeseen expenses
$20k for Mobile/Modular Home SetupTotal: $645k

I have a lender who is willing to cover the deal @75% of the cost.

I have a Gator who will cover the EMD.

What I need is someone to help me with the Gap between that. These properties are NOT under contract yet but I need/want to secure financing before an offer is made. The Real Estate Agent is aware I am trying to secure funding.

Do you have a lender lined up for the exit? Financing modular/mobile homes is very rare
