Do I make an offer or pass?

My virtual assistant found me a motivated seller. The seller wants $50,000 asking price. The house looks to be in poor condition in the ghetto. Should I make an offer considering where the house is located? Its condition is poor in an area that is trash and very poor. Do I make an offer or not?

Not sure why you would consider buying it, since you are just planning on wholesaling it. Just get an option on it, at a price that works for your plan. Then try and market it to a rehabber and if you don’t get any bites, your only out a small amount of option consideration money.
