Oklahoma bans non-citizens to buy real estate in Oklahoma-- is it true (unbelievable)

I started investigating to invest in Tulsa and other cities of this state. I am told and after reading bunch of documents, I feel this is true and being implemented.

Is there any Real estate lawyer on biggerpockets? I am a Canadian living in California for many years. I see the following rom the newly required affidavits that 


I assume based on the following portions in the affidavit that Canadians and other treaty country citizens are allowed. It is because  Canada allows US citizens to own real estate in Canada.

1. " or any treaties their country has with the United States"

2. "but he or she shall have and enjoy in this state such rights as to personal property as are, or shall be accorded a citizen of the United States under the laws of the nation to which such alien belongs"

    I'm personally all about it. Other countries have similar laws. From a national security level what if county x bought up all the farmland then stopped producing food?

    Understandable for agricultural land.. but did not see it happen for houses

    I would agree, as an American I can’t go to other countries and buy property unless I go through a process of theirs to be able to purchase or some you cannot purchase at all

    @Sandeep Dhall it says " to stop illegal purchases of Oklahoma land by aliens and non-U.S. citizens" does this apply to all aliens or just those deemed to be illegal? I would assume if you were a legal alien living in an area you would still be able by property in that area. But I have not researched the topic at all

    There are some exceptions for us citizens. This new law is to stop what's happening in the black market/marijuana trade and to help the attorney general crack down by having affidavits filed. You can be a citizen of the us, an investor, and purchase here. You can't be from another country and want to purchase land here without the "intent" of becoming an Oklahoma resident.

    The way I read it the press release was written by someone still living in cold war era in 1960 or drug cartel war during Reagan era in 1980. They use the word like "Communist China" and "marijuana trades" a lot ;-) LOL 

    However, since there're lot of restrictions for import from China and made-in-China product is flowing from Mexico route these days, these regulations are "understandable".

    From what I understand after connecting with DR Horton & an agent is that it is okay to buy real estate (home) for intended (rental) business FWIW. LMK if I'm misguided here.

    There was actually already a law like this on the books in Oklahoma for years that had not been enforced for ages but could have been (it was poorly written as it said that that it did not apply to "Indians" born in the US,  I assume they meant native americans and not Indians from India).  they basically have refreshed it from what i see.  The big loophole I see on this is on item 7 of the attached document.  "in the case of an individual, that the affiant is either a US citizen or AN ALIEN WHO IS OR MAY BECOME A BONA FIDE RESIDENT OF OKLAHOMA" so who decides if they "may become" that is very vague and open for alot of interpretation it seems.  Lots of things to flesh out on this still so no telling how or if this will ever actually be enforced by the state other than all these grow facility issues they are dealing with around the state.
