Foreclosures on a Primary Real Estate

I am trying to show my fiancé the power of real estate with our first home. We are looking at homes in foreclosure because in our area they $40,000 to $70,000 whereas on-market deals are anywhere from $180,000 to $350,000.

I'm hoping that with a foreclosed house we can create easy forced equity so when we sell it it's up to market value. Any tips, tricks, or suggestions?
