Looking for local advice - Pinellas County, FL
Hello All-
I am looking to connect with people in the Clearwater, FL area. I am an out-of-state investor looking to buy SFH or small Multi-family properties in Pinellas County.
Open to connecting with agents or other investors at this point. Really looking for some general advice and someone to brainstorm or even partner with.

Hey David, I grew up in Clearwater and still have family down in the Tampa area. We have a rental a little south in Sarasota, not any in Pinellas County yet. Might not be able to provide the most technical advice, but would love to share everything I know of the area. Feel free to connect!

I was born and raised in the area, and open to connecting if you want some advice or have questions. Clearwater is a great area to invest but multifamilies are hard to come by (that makes sense financially) unless it is off market. SFH would probably be the best way to go in this scenario.

If you're investing, I would also consider Tampa. Research on Water Street and “Gas Worx''. These are both game changing developments.
Tampa is ranked in above 20% appreciation rates. Further, large names like Pfizer and Tesla are expanding with hundreds of employees.
Look for agents that align with your interest. Interview a few and see what is a good fit for your buy and hold aspirations. A good set of questions you can ask an agent about investing….. how many homes have they designed and renovated to maximize ARV. Have they had the difficult conversations with a general contractor and held them accountable? How many rentals have they owned? How do they decide if a property will be more profitable as a short term rental vs long term rental?

I have a Palm Harbor 1,000 sq. ft. S-F-H, rented for $1,500, that I'm still working on external repairs and landscaping, that I'd like to sell soon. Also an 1,100 sq. ft. Dunedin S-F-H is next up for renovation and sale.

The Palm Harbor home is now rented through July for $1,600. The redfin report for Palm Harbor S-F-H indicates an all time high median sale price, and a low one month's supply. Did you find something you like in our still hot market, #3 nationally in new residents?
