I'm looking for a property management company for small mobile home parks (10 pads) in the Pensacola area, and recommendations? Struggling to find someone because of the size.

Hey @Ashton Lane

Your best bet is to get one of the residents to do it. Even if you do find a company that is willing to manage that small of a park, they likely won't put much time or effort into it and will overcharge you. 

If none of the residents are a good fit, maybe put an add on craigslist or FB? You don't need anything crazy, just someone who can keep an eye on the park. You can handle everything else from afar. I'd offer to help if I was in Pensacola!

@Ashton Lane That's a very small park. It may be too small for a decent property management company. You could check with some residential property managers (usually they do single-family homes or small multi-units) to see if you can find anyone. A good resource is the National Association of Residential Property Managers. Hope that helps!

Thanks for the advice! I was able to find a management company in the area that could help but sounds like having someone on the property would ideal too so going to dig into that a bit more. Appreciate it!

I would echo what both @Brenden Mitchum and @Rachel H. recommend. With smaller parks, if you are lucky and have a tenant with the skillset, that can be a big help, and a residential PM can work quite well. My first park way back in the day was this kind of park and a local residential PM who managed SFR and small apartment buildings worked perfect for me.

We have a 54 space park in Pensacola that we are contemplating selling.  Perhaps if you added scale, you may have better luck. We can help with collections and utility billing automation.
