Buying my first flip

I'm trying to figure out how to get my foot in the door of real estate investing, specifically flipping and renting. What are some first steps to take and what numbers/percentages do we need to focus on? Also, a major issue I'm having is finding reliable contractors to work on these kinds of deals with me. As a realtor I have access to the MLS and personally know a few investors but I want to go the wholesaling route as well and don't know where to start.
