Its wholesale deal in Texas, Bell country, near military
base

buyer asking quick closing 5-7 days, so has to be a cash buy

It's a Single Family:1,588
sq ft in a really nice neighborhood, Built in 1983, overall
good condition

asking price 71,000

anticipated repairs 10,000

closing cost -paid by seller hopefully

comps:

1)$110,000 for 1,440 sqft house Closing Date: 03/06/2013,

2)$92,700 for 1,332 sqft house Closing Date: 06/04/2013

3) $93,900 for 1,250 sqft house Closing Date: 06/28/2013

it can be either flip or hold as a rental

comps for rent $900-$1100
