Hi starting at to invest in Jacksonville and wanted to know it there is anyone who is active in the area who can give me some information about the general Market. I would also like to know if you have any good resources that I can use.

    @Sam Drizin - Hi Sam, I've been investing in Jacksonville since 2006.  This is an excellent market to invest in because you can get both positive cash flow and above-average home price appreciation.  Most cash flow markets have appreciation rates below the national average if you go back over multiple market cycles (source: Federal Housing Finance Agency, since 1991.)  Jacksonville's historical home price appreciation rate on average is 4.3% per year.  

    My favorite zip codes for cash flow positive rental properties are (in no particular order): 32210, 32205, 32244, 32254, 32208, 32218, 32207, 32211.

    I have rentals in 32211, 32205, 32210, and 32225 - they've worked out great and I've been happy with those areas.
