Low equity motivation

Hi all, 

Newbie investor here but excited to start somewhere and even more excited to start participating on BP! 

So I am considering a strategy and would love to get people's thoughts. I am thinking about obtaining a list of seniors with little to no equity on their homes on Listability, market to that list and hope to generate some deals. 

My thinking on why this might be a good strategy: Seniors with low equity are likely to be in financial distress given that they are older and don't have much skin in the game when it comes to their home. Now if the value of the home is the same or more than the mortgage that they took out, then it could potentially be a good opportunity to flip. 

Am I missing anything? Is my strategy solid or flawed? Any help would and or input would be appreciated. Thanks!
