Wanting to break into REI

Here’s the situation:

Been listening to the main pod for a few years now, attended countless webinars at various times, some more serious than others because I’ve been in analysis paralysis phase for awhile.

My wife and I have a huge chunk of money saved that she has always envisioned for her dream home with a large down payment.

We have a fair amount of equity in our current home and have made some major improvements that could help us gain even more equity in a the event of a sale.

We will need a place to live and there is a

4-plex for sale in our local town. I just can’t shake the feeling that there is a play here for a break into real estate with maybe an owner-occupy purchase of a small multi-family before we layout a larger sum of money for our dream home. Would be great to get it with owner financing and keep our nest egg. Looking for tips and other thoughts about different strategies. Thank you for any considerations!!
