Kansas Rental Market Advice Topeka & Wichita

I'm just in my 2nd year if out of state investing and recently bought a fixer in Topeka College Hill Area and Wichita Indian Hills and I was curious if anyone can give me some advice or share their opinions on investing in these cities and Kansas as a whole. Love the prices. I'm from Oregon and it's just getting too expensive to cash flow on things out here. Also I was hoping to see if someone can suggest good property management in Topeka. Struggling to find good property management their. its a nice 4/2 by Washburn University...seems like it's be easy. Also noted their property managers are not required to be licensed which is interesting. Anyway if appreciate hearing from other out of state investors buying in Kansas. Thanks
