Additions on a Fixer-upper

Hey everyone! I'm looking to purchase my first SFR to turn into a rental. I've found a property that I feel could be a great rental. Right now it's a 2bd and 1bt with 1015 sq ft. With an addition I believe it could be a 3bd and 1bt with 1300 sq ft. I am trying to find the best way to price and design this kind of an upgrade and whether it is a reasonable project to undertake. Is there anyone who has experience with these kinds of upgrades that could give some good insight into this project?
