San Antonio Investor friendly agent needed
Hey guys and gals! I am brand new in this space. I have been reading, learning and listening to hundreds of hours of podcasts. I'm finally going to take action and I am looking for an investor friendly agent. I'm 19 and have 5k to spend on a property. I am looking to house hack and buy a house or 2-4 unit property and have the tenants pay the mortgage and live rent free. However because of my age, and financial situation every agent I have met with or contacted ignores me, never responds or fades off and just forgets about me because I can't afford to buy a 300k house. Do you or anyone know of an agent who actually responds, is investor friendly and/or has experience with investors and has good morals and work ethic? Thank you for any and all comments or advice!

YOu probably have to do most of the searching on your own. When you have narrowed down the area or even the property that you want to buy, then call the agent. The goods ones will NOT start showing you anything unless you are pre-qualified and have sat down with a loan officer. I would go even farther and get my 2 years of tax returns, check stubs, and whatever else they need to start a file on you.
BUT you know, if you are really looking for a deal, you need to find the owner who needs to get out of the property and will do so at a bargain price for you. YOU need to be the one who does most of the leg work. I use agents to sell my properties, but NOT to find me properties. I do that through marketing.
Thanks for the advice Rick that's what I'm going to start doing if you want it done right you have to do it yourself.
Its not so much that you have to do it yourself, but Realtors are in the retail game, not the wholesale game. When you go buy a car and you go to a car lot, the cars are retail priced. They may vary a few 100 up or down, but they are going to be pretty much the same price. You may stumble on a desperate sales manager on the last day of the month who needs a few more sales for the month to meet his quota or win the trip to Hawaii, but basically you will get retail price. Its pretty much the same with Realtors, at least in the San Antonio market. Some realtors will find you foreclosures, but they usually get bid up by the retail buyers looking for "deals".
I am a realtor here in San Antonio and I will agree with you . Most Realtors don't understand the game of finding properties. Most of my properties that I get are off Market either through myself or other wholesaler . It's all about networking and getting on buyers list . I'd be more than happy to add you if you want to my list
