Investor-Friendly CPA near Downingtown/West Chester, PA

I’m a prospective investor located in Downingtown, PA and was simply wondering if anyone had any recommendations for a CPA who specializes in helping real estate investors in the area. I am looking to invest specifically in Downingtown, but I am certainly willing to go elsewhere to find an accountant that understands the best tax strategies for a buy and hold investor. Although I do not currently have any properties, I would like to find a CPA as soon as possible, to ensure that I have all of my systems in place when I do purchase my first property, which will be sometime within the next year. Thus far, I haven’t had any luck finding a CPA who specializes in real estate, although there are certainly a ton who seem to have a much broader scope. Any recommendations and/or thoughts on this matter would be much appreciated!
