Hey Biggerpockets community! I have a question about getting my real estate license. I have been hearing conflicting opinions about getting your license when looking to invest in real estate. I am a part time investor just getting started and in no way do i plan on being a real estate agent. My plan is to invest mostly in buy and holds and possibly do some flips. My question is whether it is worth getting my real estate license. I have heard from some people that it is an invaluable tool and from others that it is a waste of time/money if you are not going to be an agent. What do you think?

@Billy Mehlinger, welcome to BP. This topic has been covered many times in the forums. If you search for the terms you will find a lot of threads that cover every angle. The answer is ... it depends. The license can be helpful but it does carry an expense. The main variable is how you are going to use it. I have found my best deals sitting right on the MLS and I would not have seen them if I didn't have a license. That said, even though I still keep my license active, I have not been a member of my local Board of Realtors for several years and have not had MLS access for a while. (This was primarily because I disagreed with some NAR policies but also because I have not been doing as much buying the last few years, the deals I have bought were not on the MLS, and I have partners who, graciously, access it for me when I need it.)

Get your license!

It's 100% pro and 0% con

This really should not even be a debate.
Investing is all about making money, when you buy property for yourself you make money from commissions.

Sure there are fees associated but they are min. Compared to what you can earn.

Most important you get full access to the MLS and you won't have to reliant on a Realtor.

Note: I am a Realtor and have been in the business since 2902, I know what I am taking about
