What do you guys do with your returned mail postcards
Im looking to do another mailing campaign but so many of my postcards came back. Some marked vacant. Others simply not deliverable. Here's my question what do I do with the returned mail postcards should I just remove them off my list? If you use a skip trace are your results better if you possibly find a number connected with the property. Thanx in advance for the help
I love returned mail. These are the people to hit, there is gold there.

My first step is to go to the property and check it out, if it its not vacant the present tenant often knows where the owner is. If not I hit the entire block and do a little prospecting at the same time. like hi I'm Brian, and I invest in real estate and I'm looking to buy a property in this area, have any of the people you know mentioned that they were thinking of selling. Generally no. I heard that the owner of 123 main street was maybe going to sell but apparently they moved, would you know anything about them that might help me locate them. Help them along, do you know where they worked or what they did for a living? They have any kids? You by chance didn't go to the same church did you? Etc.
Now this is where being licensed is nice, they want to sell but at retail, I go for the listing and pick up some more money.
