New - Need Mentor and Guidance (Mid Oh)
Hello, I'm looking to transition from being a full time Engineer (30+yrs) into RE investing and would like to have a mentor (guidance) as I start this long term effort.
I'm in central Ohio and work from home w/a flexible schedule. So far, I'm attracted to wholesaling as it seems to be both a simple entry point and a way I can stay debt free.
I'm a highly mechanically minded and detailed kind of guy, so understanding property condition and data processing is of no concern for me. I am seeking guidance mostly on basic entry level type of efforts. At first a JV type of relationship would be welcomed.
I've been researching the differing "systems" offered and they mostly sound like sales pitches to get subscribers. And reading some threads here at BP's seems to confirm that.
Note: My elderly mom is both an agent and broker in Fla. She suggests I'd best suited for commercial, but I need to cut my teeth in residential first.

I would suggest starting out in residential first. You can build systems out with your engineering background to find deals, market, acquire etc. Columbus has a ton of demand for 1-4 units.
