This simple, yet powerful spreadsheet evaluates an investment primarily for buy & hold purposes up to 31 years. It has multiple calculators built-in from vacancy loss to closing costs. It also determines mortgage and interest costs. It allows the user to enter data, by monthly, annual, or fixed or variable percentages. Evaluation history allows you to compare multiple properties at a glance. Hi all, why aren't rehab costs (upfront in cash) calculated in the CoC return%'s? I am having a hard time getting a good read on what cash returns would be if the calculator only accounts for down payment and closing costs. Thanks.

Great work! Many good things incluiding income from multi-family, ease of use on expenses as it is sometimes easier to think of certain expenses as yearly, monthly or in percent (insurance yearly, income monthly, repairs %...) Thanks!!!!!

I can't download the actual content - followed the instructions for the macros and enabled it but can't get any other content....anyone know how to resolve that?

I've used this worksheet to evaluate at least 30 buy and hold deals. I've checked it against several other downloads and on-line calculators and found that it is very accurate and the most comprehensive. It can be a little pesky if your computer doesn't like macros. I also wish the cells weren't so locked down (but that keeps me from inadvertently messing up calculations so its OK). Big thanks to Mark for his contribution.
