I had a very disappointing experience with Advantage Property Management, specifically regarding my security deposit and maintenance practices.
After moving out, I was charged excessive and questionable fees that did not reflect normal wear and tear. Several issues I was billed for were pre-existing or poorly addressed during my tenancy. When maintenance was requested, repairs were often completed as quick patchwork rather than proper fixes, yet later presented as “resolved.” Unfortunately, these temporary fixes did not hold and ultimately became reasons for additional charges.
Communication regarding the deposit was unclear and inconsistent, and the breakdown of charges did not feel transparent or fair. Tenants should be aware that unresolved maintenance issues and surface-level repairs may later be used to justify high deductions.
I strongly recommend future tenants document everything thoroughly, including move-in conditions, maintenance requests, and repairs, and request detailed information.

Opened three windows and replaced my front door screen with glass. My patio door frame still leaks real bad when it rains. Maybe replacing the screen with glass may help some of the leaking issues. Overall it was good visit. Thanks 🙏

I put in service request to get my toilet fixed because it was running constantly. He came out to fix it one day and it still was not working. I had to call him back again the second day he came back the next morning and finally fixed the right he doesn’t seem too knowledgeable about plumbing because when he leaves the issues still here I’m still having a drain issue in my tub And I was charged over $500 for some Things in the drain that had to been here before I got her because I never put anything but water in the drain
Now he has returned again for a slow drain that he didn’t fix the year before now I’m being charged over 300 for hair in the drain which I have short hair so that mean there is no way he could’ve come from me it came from somebody before I moved in so Advantage Property charging me for the work he did an the issue is still the same an the plumber keep saying there is a bigger problem but they are not trying to address it .So I’m not please with the service from the plumber or from advantage property who keep charging me after they know it a plumbing problem that has been unresolved. And no this issue is not resolved yal sent the same guy an he did the same thing nothing and when I talked to someone from the office they told me the would reduce the charge because that was to much when it really should be erased and now I quess that was a lie I’m not happy with this out come

Shae at Advantage is amazing to work with! I have found their team to be professional and extremely helpful. Specifically, Shae helps me find properties, does not try to price gouge me or nickel and dime me, and has helped educate me more about the Memphis market. I look forward to working with her and the Advantage family more in the future!

I have been renting through Advantage coining up on two years now. THEY ARE THE BEST! My A/C was underperforming and I put in a work order. Long story short a technician was her THE NEXT DAY! As a disabled veteran I highly recommend this rental agency.

I been with Advantage Property for a year and they are amazing. If you have any problems with your home, they come out right away or as soon as they can. They are nice over the phone and most definitely work with you. I really do believe if you're going to rent, rent from Advantage Property. I truly recommend it!!!

Been in my home almost a full year and can’t get anything done. But get several run around messages saying different contractors are coming which is not cool because I don’t like random people in my home. Last work order was placed 10-1-24 and just got another contractor to come out 01-16-2025 only to really take pictures then I get a message from the company this past Monday 02-11-2025 saying another contractor will be out all I can do is document this stuff so my lawyer can have it since I’ve told if I can’t answer my phone or text I would be responsible for all the stuff that was not fixed in my home since the day I moved in even though I work and there’s another number on file.

Sadly these photos speak for themselves.. Initially, my husband and I were so excited to move in. Communication was consistent, and everyone seemed genuine. Once we moved in, that all changed. It’s like everyone stopped caring once the lease was signed. We were assured that the home would be move-in ready, but as you can see, it's FAR from it. If you can believe it, they refuse to replace the dishwasher despite being full of MOLD and mildew.. and the worst part is, those are only some of the issues we’re experiencing.
Despite emailing all of our concerns to the office manager and owner (Katie and Ashley), they have yet to reach out..and it's been weeks. Like I said, they just don’t care. Maybe things will turn around, but the value for what we're paying vs what we're getting is such a let down to say the least.
UPDATE: Tiffany (from the collections/legal department) stepped in to address our concerns. Most of them have been addressed which pleasantly surprised us. The house is still in poor condition and Advantage will not give us any compensation, credit or concessions for the money we’ve spent out of pocket and the headaches we have experienced, but we sincerely appreciate Tiffany for getting the ball rolling and actually listening.
