Sadly these photos speak for themselves.. Initially, my husband and I were so excited to move in. Communication was consistent, and everyone seemed genuine. Once we moved in, that all changed. It’s like everyone stopped caring once the lease was signed. We were assured that the home would be move-in ready, but as you can see, it's FAR from it. If you can believe it, they refuse to replace the dishwasher despite being full of MOLD and mildew.. and the worst part is, those are only some of the issues we’re experiencing. Despite emailing all of our concerns to the office manager and owner (Katie and Ashley), they have yet to reach out..and it's been weeks. Like I said, they just don’t care. Maybe things will turn around, but the value for what we're paying vs what we're getting is such a let down to say the least. UPDATE: Tiffany (from the collections/legal department) stepped in to address our concerns. Most of them have been addressed which pleasantly surprised us. The house is still in poor condition and Advantage will not give us any compensation, credit or concessions for the money we’ve spent out of pocket and the headaches we have experienced, but we sincerely appreciate Tiffany for getting the ball rolling and actually listening.

Advantage runs my rental property for more than 10 years. It was a small company back to 2013. Nowadays, this company has a significant business. They have responsible, quick reacting and easy approachable management. Sometimes, there are some flaws (as with any business), but company’s management try to fix the problem ASAP and improve the process. Sometimes, they must find a fine balance between the owners and tenants. In general, Ism very satisfied with my long-term business with Advantage Property Management. I consider them as a very reliable business partner. For this reason, I renew a contract every year.

I have been renting from them since May. Tiffany was amazing and answered all of our questions when she showed us homes. She went out of her way to make sure everything was documented and answered all of our questions. The lease signing process was amazing. Everything was organized and explained very well. They worked hard to get us into the home quickly. Anytime we have a question they are always quick to respond. Unfortunately our property was recently sold and we are under new management. Katie has been amazing helping us through the transition. It’s really nice to have a local company that cares about their tenants. I cannot recommend them enough and cannot wait to rent from them again.

I've had investment properties for over 10 years and I have to say by far, this is the best property managers I've ever had. Shane Bass is amazing, he has been working on my properties, keeping me in the loop on work being done. I live out of state and have gone to the office. Terry and her crew are awesome. Shane did inspections with me. I feel like I'm in really safe and capable hands.

Technician was knowledgeable, able to communicate and provide assistance with the understanding of the hardship ( to do business without the everyday necessaries). Starting from surveying the property for the cause then promptly fixing the issue. Thanks to Advantage Property Management LLC for their promptness in handling the property issue. My down time was significantly less than I anticipated.

I have really enjoyed the service from Advantage. They have been a superb PM for me for over 3 years now. I was given their information from another investor buddy of mines who I trust and he didn't disappoint with this recommendation. I would highly recommend them for any investor! They are A+ and always super professional with their work.

This company responds to all tenant requests very fast and communicates when workers are coming. I like how they follow up with the repairs afterwards and care how I feel as a tenant. When I call them, I can always get my questions answered when I need something. I love how they still have people who answer the phones. Thank you for the job you guys do and the consistent good work you put into my home that I rent from you. I will continue to be a long term tenant of Advantage!
