Maxfield property management has taken such good care of me and I’ll never forget how much they have helped me in my time with them! Robert and Kaitlynn have been particularly incredible and they have gone above and beyond to make sure I’m happy and comfortable. If anyone is ever looking for a place or looking for a property management company I will 10/10 recommend them to everyone I know! Thank you for making my first time living on my own a really easy and comfortable process!

I’ve been working with Maxfield Property Management for over 3 months, the experience has been nothing short of excellent. Logan/Team are responsive and professional. I highly recommend them to anyone looking for reliable property management.

Impossible to get anyone on the phone to talk to. Tried going to a viewing and was there for nearly 2 hours on hold trying to get in. I was hung up on several times and transferred around. They also make you pay to get your pet a profile on some website whether or not you get approved. Don’t waste your time with here

This was perhaps the worst rental experience of my career. Derek went out of his way to make things difficult for my young family in so many ways at some point I had a full list. I’m trying to forgive, though it’s healing to share. Maxfield Property Management Company has gone back on its word of absolving the, god bless them, extremely excessive Move-OUT fees sending credit companies barking at my door. Rent began for us at $1295. Derek at Maxfield Property Management continually shortened our renewal leases, jacking up the price $100 or so each time until we were paying $1750 for the same crummy, mold filled-more on that later- house (617S800E SLC). When my husband came down with RSV, that landed him in the hospital for 15 days with pneumonia, Derek promptly refused to handle rent assistance paperwork in a timely, some might say civil, manor. We had assistance and finished our rent in full until the end of our lease.
I’ll never give them another cent and I hope you choose wisely when considering who holds your family’s precious dreams in their hand.
I’d say to someone considering working with these folks as a property manager, would you prefer someone in your house who is feeling under the gun or someone who values their property and it’s well being..?..
Oh yeah, my mattress, upon moving out was tilted torward the wall for a week. In that short time the mattress sprouted white fuzzy mold, as did the wall. We had to throw it away. We’d been sick for months and couldn’t recover from our illnesses to the point it lead my husband to several invasive procedures. Think hard before choosing your landlord or property manager as they are the ones you will be working with closely for several years. Good Luck, we’ve all recovered, hope you seek elsewhere for a property agent.
Specifically:
4/4/2021 Derek threatened me with a $75 fee for not being present for workers he had sent to my house without telling me. Kids and I all had Covid at the time. According to the lease
“INSPECTIONS AND PROPERTY VISITS.
Inspections and Property Visits: Landlord intends to visit the Property on a regular basis to stay informed as to its condition. Tenant agrees to cooperate with this program and agrees to schedule inspections during regular business hours. If Tenant insists on after hours (or a specific day/time) visits (evenings, weekends or holidays) Tenant agrees to pay $50 per event. Tenant may be present for inspections but is not required to be.
5/4/2021 -no notice of workers
Derek threatened us with a “no cause eviction after I asked for 24 hours notice if workers were to be in my home. I had sent strange men away from my door that day because they weren’t expected. He later said he had sent there.

It is illegal for a company to use a contract provision that bars or restricts the ability of a person who is a party to that contract to review a company's products, services or conduct. It is illegal to impose a penalty or fee against someone who gives a review.If you are being threatened for your review Maxfield Property Management is subject to financial penalties as well as a federal court order. Please report them to the Federal Trade Commission and the Utah state Attorneys General.

Non refundable $500 holding fee. What's a holding fee? Well, it's a small amount of money paid to temporarily secure a product or service, like a rental property, by taking it off the market for a specific period while the buyer or tenant completes necessary checks or finalizes details. Being non refundable means if the buyer backs out the landlord doesn't loose out on potential sales or inquiries while the apartment is off the market.
GREAT, THIS MAKES SENSE.
What DOESNT make sense is when the fee is paid and the potential tenant doesn't hear back from the landlord for days after being told to wait just 24-48 hours. What DOESNT make sense is when the fee is paid and the landlord STILL has the listing up on 3 different websites (don't worry, we have screen shots and time stamps).
So WHY is the deposit not given back to the potential tenant after you failed to provide simple services with it? I mean you didn't lose out on potential customers with the listing still up did you?
If you fail to provide a service with money that was paid, then you are stealing money. Plain and simple.
The only reason why that money would be non-refundable is if the potential tenant backed out last minute and wasted your time. Not you wasting theirs.

The entire team at Maxfield has been so helpful and attentive during my moving in process. Derek, Gustavo, and Robert all communicate efficiently and promptly, and are quick to assist with any questions.
Their level of customer service has been remarkably high and I would highly recommend renting with them.
Very much looking forward to being in my new place, and continuing to work with the Maxfield team!

Maxfield was wonderful assisting me in my process of moving out. They were extremely patient, understanding and assisted in any way they could. I had a few issues with some items during move out and they did everything in their power to help and make the transition easy and stress free. I would recommend them to any and all tenants. They communicate quickly and help ease any stress. 10/10 service.

I posted a review upset about a few things and they responded exactly like I assumed they would. I originally stated frustrations about not responding to maintenance orders, not receiving the landscaping we were told we would in our lease for several months (I stated 6 in my review but it was closer to 8) and the security deposit company they use being very shady. I wanted to make a response to their response but it seems like you're unable to which works out great for them so they can try to discredit every negative review and have no consequences.
Basically they tried to make it sound like I was lying about not receiving the landscaping services that where in our lease for months by stating that they have records of mowers coming by from May-Oct of 2023 however we moved in Oct 2022 so they actually just proved me right. They also claimed that we never filed a maintenance request which I know is false because we filled out two maintenance requests one for the door to the garage because the handle fell off the first time we tried to open it and a second because we had a concern about the tile in the master bathroom being improperly done and we we afraid that water was leaking into the walls. They never responded to the maintenance order so we actually spoke with Derrick in person when he came to do an inspection. The door handle was an easy fix and he was able to just do it then and we showed him the shower and he agreed it was concerning and they would send someone. They never did and when we moved out a bunch of our stuff had mold spores on it. So I'm going to assume we were correct about the water leaking into the walls and causing mold.
Finally there claim the Rhino insurance company is a reputable company means they either didn't do any research or they don't care. I attempted to contact Rhino after they charged my card multiple times when I tried to just make a singular payment. All numbers to contact the company are disconnect and they do not respond to emails. If you give them your card information they will take money you didn't authorize. Thankfully, my bank was able to return the funds to me because they took out over a thousand dollars. I understand Rhino is a separate company but it is partially their responsibility when they refer people to this company. My other frustration about the dishonesty and shadiness of Maxfield is their responses to any negative comment. They try to paint everyone that leaves a negative review as a lazy unclean tenant who's just bitter about paying for some damages. It is incredibly upsetting when a company believes they can do no wrong. There's a reason all the positive reviews are almost exclusively from owners and the negative reviews from renters. I stand 1000% by what I said. Never in a million years would I recommend renting from them. And I'm positive they'll make a response to this trying to discredit me but I said what I needed to say. If you choose to rent from them I'd be very careful.
They used to be called Gorilla rentals, look up the reviews for them under that name and you'll see just why they had to rebrand. They are a horrible company that has been getting the same criticisms for years but are totally unable to admit any fault so they will continue to be awful.
