Oz Realty has been amazing to work with. If you’ve got property in Toledo and want a team that actually gets things done, these are your people. They’re super easy to talk to, quick to respond, and they handle everything so you don’t have to stress about a thing.
They take care of tenant stuff, maintenance, and all the little details that can be a headache. Plus, they keep you in the loop without overwhelming you. Just the right amount of communication.
Honestly, with Oz Realty has made owning property way easier. They’re reliable, straightforward, and really seem to care about doing things the right way. Definitely recommend them.

I’ve had such a great experience renting from Sean, He’s been very understanding, responsive, and easy to communicate with. Any time something needed attention, he handled it quickly and with care. It’s rare to find a landlord who genuinely cares about his tenants, and I truly appreciate how accommodating and respectful he’s been throughout my time here. Highly recommend!

I hired this company to manage a rental property I own in Library Village, and the experience raised serious red flags. There was a constant stream of repair requests—many of them questionable. At first, I approved them, trusting that they had my best interests in mind. But over time, things didn’t add up.
The turning point came when they requested a few thousand dollars to “repair the floors.” This was bizarre because I had purchased the house just 18 months earlier and the floors were in excellent condition. Their justification? The house is in a “B-class neighborhood” so the default is to pursue more expensive repairs. Um, I grew up here. I live two blocks away from the rental. They can’t pull this over on me like they do with their out-of-state investors.
Another example is when the siding was "damaged in a storm" and needed repair. Again, I live here, so I knew there hadn't been a storm. I requested pictures and it was obvious that what happened was the tenant hit the house with their car. Oz agreed to pass this charge onto the tenant, but only after I was proactive and pointed out to them what happened.
When I asked for basic transparency—like who would be doing the work or whether I could meet the contractor on-site—I was told that information was confidential. I finally terminated the contract, which I should had done months earlier.
The new property manager did a full inspection. Their comment? “Floors look great.” No repairs needed.
This company might work out fine if you’re a tenant or a contractor benefiting from their repair pipeline. But if you’re a property owner who actually cares about how your money is spent, I’d strongly recommend looking elsewhere.
They’ll probably respond to this with one of their usual lengthy rebuttals—another red flag. A professional company would take criticism as an opportunity to improve, not deflect and deny.
