BEWARE!!! So I called investors.com and they gave me a list of investor groups and this particular company was one of them. I spoke with one of the representatives (Sandy) and gave them an earful of what my intentions were and what my plans were with a real estate investment project. I was told to give the address of the real estate property that I was interested in and they will make a decision. I sent the address, told him that if he needed to have a video conference or wanted information from me or if I needed to send any documents, to please be sure to let me know. Two weeks later I was told that I was declined. They sent the address to "underwriting". These people made a decision and never even ask for my home address! They never even asked for my full name! I'd filled out no paperwork I exchange no email information they didn't even ask for a summary of my project no type of projectory... nothing! But I was sent to underwriting? How does that happen? I asked the associate how did they make a decision and didn't have any information? How could you base a decision on the before product versus the after product? I was told that the underwriting team made a decision based on the property and what they saw. My response was, "that's why I needed the money so that there can be a finished product! They didn't even bother to ask what I was going to do with the property, or how was I going to improve the property with the money that I was asking for! I didn't understand how you could make a decision on the before instead of the after. I also responded back with an email with a proposed different property. I didn't even get a response on that. I believe that these people make personal decisions and I think that they make decisions based on the vision of them taking something from you instead of what they can do for you.
