Complete Landlord Solutions is a property management company based out of Terre Haute, Indiana that provides a variety of Real Estate services including, but not limited to, property management, commercial and residential development, joint venture investing, and real property acquisition. As the manager of your Real Estate portfolio, it is our goal to be your "One stop solution to all your property needs." If you are an owner/investor looking for the perfect property manager, your search can stop here. With Complete Landlord Solutions, we can manage your property(ies) with a minimal time commitment from yourself. No portfolio is too large for us to manage, as we currently have over 500 units being managed, with owners having from one rental unit to over 100 units. CLS is a great rental company. The staff is very welcoming and friendly. I really like how fast they respond to any maintenance issues and their willingness work around your schedule so you can be home if they need to enter your unit.

It's a very nice neighborhood. Very quiet. Everyone is friendly. The only thing I don't like is that the furnace makes everything rattle and the furniture vibrate. I would recommend this place to anyone who is looking for a place to live.

I have received above and beyond service from CLS. The staff is very friendly and accommodating. They did an excellent job at explaining everything to me and made my experience stress free. I love my apartment. It was freshly painted and some new appliances. Everything met my needs and I am so pleased! I highly recommend them. The staff was awesome!

I had the most wonderful experience renting from this property! From the moment I moved in, I could tell they truly care about maintaining the home. The lawn is always beautifully kept, and you can see the attention to detail in every corner of the house. Any maintenance requests are handled promptly and efficiently, making me feel at ease. What really stood out to me, though, was the front office team. The women working there are so personable and comforting. They’ve always made me feel welcome, listened to, and supported whenever I had any questions or concerns. It’s rare to find such a friendly and professional atmosphere, and it’s made my time here so enjoyable. I highly recommend this rental property—it's clear they go above and beyond to ensure residents are happy and well taken care of!

I’ve been renting from CLS for a little over 6 months, and I am very satisfied with my experience. The apartment is perfect size for what I need, and any issues I’ve had, CLS has handled promptly. Very reasonable rent, and their page is very easy to navigate for any maintenance requests or to just pay rent.

So far it's a decent company. As long as you pay your rent and keep the property looking nice they don't bother you too much. I very much enjoy the house we're in. Their prices are decent compared to most places these days. The only complaint I have is getting a hold of maintenance is tricky sometimes but the office takes care of most issues and I still would like an updated fridge. I was given a white replacement(when other appliances in the kitchen are all black and match) that was already rusted on the outside and makes a loud noise all day long and definitely doesn't hold enough food for three people.Renting isn't easy for anyone and all places will have their issues but compared to other companies in Terre Haute we've rented through,I'd say give them a shot!

Lets me start off with I have never missed a payment ever, had direct deposit set up, and by the end of my lease had even built up a credit of $325.83.
My Complaints:
1. Any time I had to contact them, the ladies are very rude to deal with. I don't know if it's because they deal with so many problematic people but they get snippy at even the good tenants.
2. My wife doesn't like dealing with the rent stuff at all and yet they always emailed and called her and when we were both there they would only address her not me, she found it very annoying and honestly just sexist toward men (her words not mine)
3. Our deposit was $775. When we moved out, they wanted to charge us $1,227.99 for painting all rooms, replacing 3 blinds, and checking light bulbs and smoke detector batteries. I have photo proof that I had filled all holes and sanded them and washed the walls so they should have been able to paint quickly, also it was $1,227.99 even though we were only charged 50% of painting cause our term length. Also Also the whole bill sent to them for Changing Locks, Removing Communication line, remove tree branches from garage roof, remove tree leaning against power line was all their responsibility to pay, my responsibility to pay was marked with a T for Tenant responsibility and that was Patch paint all rooms, check all light bulbs, check smoke detector batteries, replace three broken blinds. The whole bill sent to them for their stuff and my stuff was a total of $2,744.17. And they want to charge me $1,227.99? It cost half of the bill to paint all rooms and replace three blinds as it does to remove a tree leaning against a power line and remove a communication line box? I highly doubt it knowing how much tree removal costs. And yet again keep in mind I was supposed to be charged only half of the paint material and labor because I was in the rental for 36 months. (Refer to photos)
4. 7 days after us moving out they had a new tenant in, yet our security deposit breakdown didn't get to us till 43 days after us moving, Why would it take that long yet they had a tenant in so quickly. It was just sketchy.
5. Everytime I tried to contact them Whether it be 9 in the morning, 11 in the afternoon or 3 they would never answer. Multiple times I was told they would call me back and they never do, I always had to call them back, I was told i would be called back on a Tuesday I had to call them on a Friday after being patient with them. They want everyone one else to respond fast, pay on time, and be easily reachable by phone call. Yet they can't even be reached easily.
6. Also everytime I called about the deposit dispute I had, they knew who I was and why I was calling, so they were just ignoring me and not calling me back.
7. Lauren as a property manager is not fit for her position. She does real estate on the side and because that's so time consuming she's impossible to get ahold of.
Final Thoughts:
I have attached several photos to see how they're ripping me off. I would never want to rent with them again. I also know other people who have dealt with them and also say the ladies are mean and very rude.
Other notes: Have rented with them since 11/04/2021 to 6/30/2024. Rent started at $775 ended at $800 plus a $30 a month tenant package so $830 a month.
