We set up a meeting for the first time I went in an expressed I had a month and a half left on my rental a couldn’t stand to be there an I needed to leave asap. Ever since that day it was game time they got the ball moving every day they called , texted , sent me properties after about probably a week of sending houses back n fourth in the Summerville area we set up a date to go view them. BOOM that day comes we look at about the 6th to 7th house a they jump on it for me. Next part is great also because of my major background n construction Jeff said hmm the seller has 5 more people coming by today to look at the house but we’re gonna send our offer this way an you’ll get the house don’t even sweat it. Boy was he right the seller dint even entertain the other buyers a the house came with equity from the start!. I cant express how thankful I am about john an Jeff’s professionalism , goofiness , an honesty. Most people will push push push or try to get you to spend more an more. These fellas will walk you in a house and tell you if they think it’s worth the listing price or not.! It’s a no brainer for me considering this was my first house I have EVER bought I will continue to only use them an Matt o Neal reality. NEXT house will be in 3 years thanks again fellas you guys killed it!. Oh and I forgot there preferred lender Cole is a rockstar also!!!!!!! These guys killed the game on a whole nother level. Start to finish 5 1/2 weeks even got to enjoy the new house for thanksgiving! An now Christmas!!!!!! Much love

While there were some hurdles that came about, mainly due to some of the sellers conditions, the process was navigated with great care, dedication, and overall with great professionalism by Davis Diel! I do not often leave negative reviews, but I think buyers should be aware of a few important things when considering Matt O'Neill Real Estate. Their agent was professional and highly responsive, which I appreciated. However, their buyer agreement includes several terms that I found troubling and worth sharing. The contract gives the brokerage exclusive rights to represent you for over 7 months, and does not allow you to terminate the agreement on your own. It can only be ended early if both parties agree in writing, which leaves the buyer locked in without flexibility if things do not work out. It also includes a 3.9 percent commission fee, which the buyer must pay if the seller does not cover it - a significant cost, especially since many buyers assume the seller pays all agent commissions. On top of that, there is a $995 administrative fee that is non-refundable, not credited toward the commission, and still due at closing even if no home is purchased. The agreement also includes a dual agency option, meaning the brokerage could represent both the buyer and seller in the same transaction. That can create a clear conflict of interest, especially with the unusual clause where buyer will be responsible for 3.9% commission if seller refuses to pay. While the terms are disclosed and may be legally valid, they felt unbalanced and not buyer-friendly. I had no trouble finding another reputable agent in the area who does not require these types of fees, commission or restrictions (was not even mentioned or discussed). All I can say as a buyer, beware of the contract their realtor might send you. Read the fine lines.

By chance, as my wife was searching for her dream home in Mount Pleasant, she ended up coming in contact with Davis Diel from Matt O'Neill Real Estate. What a fortunate accident. We going to be in the Charleston & my wife asked Davis about showing us some homes. As it turns out he brought us to our almost perfect dream home. We fell in love with it immediately, both of us. How often does that happen? Unfortunately we aren't quite ready to move. As luck would have it, there was a lot available in the same gated community that we both also loved. Davis helped us get that lot & a builder who is going to build us our dream home. He knows what we want & will follow up through the build. As I mentioned earlier the home we saw was our almost perfect dream home. By this time next year, when we're ready, I expect that we will be in that dream home. Many thanks to Davis for his hard work, follow up, absolute dedication & competence. Four things that are sorely lacking today. He made everything easy & is a pleasure to work with.
