Emmanuel, I was luckily passing by your page and saw your comment to me. Next time you need to post it on my page. About what you have going on. Do you need to turn the duplex back to a SFH. Will the city let you keep it as a duplex? What is the tax rate on the 4 unit, and what is it's assessed value. It doesn't hit you for a year or two, but those taxes can eat away your cash flow.

I would definitely look into the possibility of striking some deals on some of the properties of your portfolio down the road. I live in a small town (Friendship) it's in western New York State, 85 miles south-east of Buffalo better known as snow country. At present, I am working on two properties of which I would probably need someone to come in with financing. One of the property is a single family home that was converted into a duplex some years ago. It's priced about 40% below market. The other is a four plex not so deeply discounted, but is priced below market. My picture will be available soon.
