In my own words...

I'm a 3rd generation real estate investor (we were investors before investing was cool). I specialize in flyover country sfh rental property.

Real Estate Experience

I started at 19 as an onsite property manager and did that for 5 years. Bought my first multi-unit at 26 in Chicago. Lost everything in the big D (all cash, credit, equity - everything) and restarted almost 3 years ago. Left Chicago because it didn't have the cashflow I wanted. I had $500 in my pocket and moved to doing sfh's and multi-units in Indiana for the superb cashflow and haven't looked back. I have now tripled my pre-divorce wealth and have excellent cashflow.

Real Estate Goals

1. $30,000 passive rental income per month in my portfolio by 2012.
2. Lifetime goal of exceeding $100,000 per month net passive income.

After achieving 100k per month passive income:

3. Take 30 frustrated investors from spinning their wheels to true financial independence.
4. Own a piece of real estate (SFH or Condo) on every continent in the world.
5. I want a firehouse.... Doesn't have to be in a city. It can be a rural one that the city is selling. I've always wanted one where I can stay when I want to - keep some toys there and just have fun with it.
6. Get to the point of comfortably donating $5,000 a month to Frank McKinney's Caring House project, and then exploring creating my own charity.

Currently Seeking

The only thing I'm consistently looking for is more private lenders. Here are the rate and terms of how I borrow. I borrow in increments of $10,000. I secure the loan with a note on a piece of property first position. Loans are simple interest, principle paid back at the end of 2 years. If you want interest to be paid monthly, it's 10% per year simple interest (20% total across entire loan). If you want to be paid at the end of the term it's 12% per year simple interest (24% total across entire loan).
