Real Estate Experience

I became interested in Real Estate in 2002 started researching and learning, in order to determine what strategy best fit my long term goals. In the midst of learning the basics came my first successful transaction, a simple contract flip of an office condo in Rochester, NY. After a year I acquired an extensive library, invested heavily into my education and had some success assigning contracts.

In 2003 I decided to move to Miami and get fully engulfed in the Real Estate industry. I wanted to understand all aspects so I became a mortgage broker, in order to understand the financing aspect of the business. After 2 years I decided I had enough knowledge of Residential and Commercial mortgages and had enough confidence in my knowledge and ability so I became a full time Real Estate wholesaler.

In 18 months I had 56 successful transactions, all in the Miami area, on deals ranging from SFR's for $50k all the way up to a 56 unit apartment complex.

No position, job or anything I have ever done was random. I am very calculated and focused. All that I have worked on learned and accomplished over the years have been leading up to this moment... acquisitions.

My strength is finding and negotiating hard to come by deals. In my immediate future lies properties with excellent pre-tax cashflow.

I am considering most property types including but not limited too: Multi Family commercial, warehouses, strip malls, self storage facilities.

Cap rates 10% +
Long term holds (5 years +)

Once properties are added to the portfolio. We will focus on forcing appreciation through increased income, minimizing expenses and capital improvements to individual properties. This will be vital to our investing strategy because the types of returns we are seeking will lead us in areas of the country which are not high growth areas. Again my primary focus is pre-tax cash flow so I have to stay in areas of the country that are stable and offer higher cap rates.

I am currently seeking JV partners. I will supply down payments I will need several investors to help me qualify for financing because I plan on purchasing as many great deals as I can find. Please call or email for details.

I am also seeking, bird dogs, property finders, realtors and brokers to help me find deals that fit my investing criteria. I will pay a fair commission or finders fee.








Real Estate Goals

Within the next year I will acquire 5 -10 income producing properties with above average pre-tax cashflow.

After those acquisitons I plan to expand into developments Worldwide.

I will buy a Casino within 10 years.
