Looking for Assistance Performing 1031 in SC with multiple properties

I currently have 2 properties that I am looking to sell in Lexington, SC. They are valued at approximately $400k and $315k. My goal is to sell those when our leases end and 1031 into a few duplexes with higher cashflow in the same area. I have bought and sold a handful of properties but do not have any experience with 1031 Exchanges. Does anyone have suggestions on where to start and how to think through timing with having current leases in place, market conditions, etc.
