Price reduction on great duplex investment

Hey guys, I finally got around to listing my fully furnished duplex in Denver, located between the University of Denver and Porter hospital. Great house hack opportunity and/or rental property. The duplex commands higher than average LTR ($6,500/month), excellent MTR numbers ($7k-$11k/month depending on season). Can be sold fully furnished/turnkey or empty. Would also consider selling one half of the duplex individually.
