The rental walkthrough has been done. I was there with the property manager at the time. There are minor repairs to be done, and some not so minor.
Apparently the second bath users weren't careful and the molding is coming away from the wall in it and in the adjoining bedroom, which does have a water stain on the baseboard.
I did have mold testing done a month or so ago, and there was no indication of dangerous levels of mold there.
A door needs replaced, the whole interior needs painted: some is normal use, some is not.Some of the popcorn ceiling is really dirty, so will get painted, too.
The tenant will be charged a fraction of the painting, which I expect will cost about $3000. (not nearly his deposit.)
A few other things need repaired, then there's cleaning, grout and tile cleaning (maybe), and yard cleanup.

The goal is to sell the house quickly and for as much as possible.
What is your experience: Paint the entire interior, or offer a painting discount? Of course it will show MUCH better with fresh paint, but does that translate to dollars and quick sale?

Paint always pays off. My brother will not paint his interior, one of the main things pointed out by potential buyers.

Painting is an easy fix, put on the old clothes an get busy. Or just hire a energetic college kid that needs money! The benefits can be tremendous remember its all about eye appeal. If your selling also make sure that the landscaping is done as well. The first impressions matter a great deal.

Paint the interior, it will go much faster. Especially in this market, I would paint it in a heartbeat.

Absolutely you should paint. Paint is one of the cheapest upgrades you can do. It virtually always pays for itself.

Not only does it show better is smells better. It smells like it is freshly painted. It implies that the property has been taken care of even if paint is the only thing you have done.

Thank you all. It will all be done, grout cleaning,landscaping, all repairs, and the painting.
Following Wheaties' advice, I got a proposal for a 90 day contract: selling in 90 days about 10,000 less than sales in 111 days.
