Direct mail marketing

Hey everyone,

So I've decided I'll be marketing out of state landlords with 50%+ equity every 6-8 weeks via direct mail, but I had a few questions.  I want to start wholesaling, or fix/flipping, but I'm not opposed to lease optioning if that is a better fit for the seller.  What do I put on the letter? I don't want to get many leads that aren't viable, but I don't want to discourage sellers who are open to a lease option scenario.  What do you guys think?  Am I casting the net too wide?
