What do flippers and rehabers feel about going GREEN more less everything is recycle products. |

I read something on Friday about the Green movement taking a nose dive - but I do not know if I could find the article again. I do not speak for all - of course - but most rehabbers and flippers want to produce the best product for the lowest possible cost. That said it only follows that they would not generally 'go green' unless it was relatively the same price as not going green. |

Going green period is the best way to go. As far as investors are concerned. I believe especially rehabbers would not be interested in going green. Seems they are trying to rehab to flip the properties not spend more money than nesscessary. |

Running a business is about making money. It is not about making a social statement or trying to save the planet (which is doing quite fine without our help). So, the real question is whether there is a demand for "green" houses in your area and whether that is more profitable than flipping non-green houses. It is also necessary to consider the effect that the recession/depression will have on the demand for "green". In my opinion, as the economy deteriorates, people will be more concerned with economic survival than with a fad like "going green". Good Luck, Mike |

You say its about make money who right know I see making money and going green. When you could go green and also save money in building and flipping because all products that are grren products are not high in price |

Lori, I believe Mike's point goes back to my earlier post in this thread. If green products and building are cheaper than non-green, it is a no-brainer. If they are even a little more expensive, then what is the point for REIs? This is business. As he said, if the more expensive green can be used a a selling point than maybe it becomes worth the added cost. If the house sells faster or for higher profit by marketing the green used, then it was all worth it. If not, stick to what makes the most money and brings the best value to both you and the future buyer. Even the limited number of home builders who began accepting green have been going the other way in this market. There is not buyer demand at this point. |

I am not saying go green in all products but their is a way to go green by using energy saving products in home |
