The California Association of Real Estate purchase & sale agreement has a "subject to" section.

The most important issues are to proper disclosures to your seller so they understand the pro's & cons of entering into this type of agreement. Which these contracts won't include.

You should definitely consult an attorney to fine tune the contract addendums.

You can also see templates for common real estate forms on the firsttuesday website.

Hii! Thank you for your response. I do have the residential purchase and sales agreement contract But what addendums do I need to add ? I asked my attorney but this is what she sent me . I was hoping to get all the documents needed to do a subject 2 deal .

    Danny,
Is your attorney a real estate specialist?  I actually use 4 different attorneys based on their skill set and the project in front of me.

    My 2 cents.

Your attorney had no suggestions on what to include in disclosures? Get a different attorney.

I’m aware of of the strategy subject two although I haven’t actually done a sub two deal . I’ve been studying the strategy for awhile but I’m still nervous about doing trying ut. I do have the capital to do a deal . I was thinking of paying a mentor to help but I don’t know who I can trust or what their fees would be to help .
