I represent some international investors who are interested in investing in the US commercial real estate market. I will be the operating manager of an LLC and all the investments will be made through the LLC.
The investments range from $5 to $10 mil. I have experience investing in real esate in India, but don't have much to show in terms of real estate experience in the US. I have excellent credit and have a full time job now.

My question is how much of an issue will my lack of experience be in obtaining a loan, if I am able meet the downpayment requirements and the property also meets the loan requirements.

My first investment will be a triple net or absolute triple net properties and will be looking at office,retail and multifamily units subsequently.

What kind of team do I need to have in place to show that experience is not an issue for managing office,retail or multifamily units.

NNN is not an issue since the deal is qualified based on the credit grade and lease term of the underlying (hopefully single) tenant.

I would go with larger multifamily next as you will have on-site management. Plus, the property income and guarantors (if needed) qualify primarily.

Thanks for your response. I guess I didn't frame my question right.
So, as long as the property income and guarantors income qualify experience is not an issue? Did I understand that right?

Lets' say for a multi-family worth $15,000,000, I will hire a property management company, but that won't solve all problems. Lenders/Underwriters still look for experience of the investors for deals that large. Please correct me if I am wrong.

I just started talking to lenders, but have been getting mixed response.
