Our portfolio was built using retail purchases but I am considering looking at deals via wholesaling. I'd like to hear people's recent experience with it, what are the things to look out for and what are the real advantages?

Wholesaling can be an alternative strategy in the real estate market, but its success varies based on Richmond's specific conditions. Recent experiences of others may not entirely reflect your situation due to market dynamics. Be cautious about legal and ethical considerations in Virginia, as wholesaling involves strict guidelines. Watch out for market saturation, competition, and ensure you find reliable cash buyers for smooth transactions. Wholesaling offers faster deals and lower upfront capital requirements, potentially yielding profits through assignment fees if executed correctly.

Thanks, to be clear, I am looking to buy long term rentals from wholesalers?
