Property Management in Rochester NY, Property & Asset Management

Property Management by itself is the major core of what Integrity Property Management does in Rochester NY. We serve over 160 tenants right now and over the next 3 years are Goal is to have over 300 tenants renting our portfolio of Rental Properties mainly in the Inner City of Rochester NY. Another part of our Property Management business is to perform the activity of being an Asset Manager for our Owners. Next I would like to show you the difference between just a Property Manager and an Asset Manager.

First, let's define these two terms:

  1. Asset Manager: Focus is on maximizing return and property value for the investor(s).
  2. Property Manager: Focus is on day-to-day management activities for a property.

All of us at Integrity Pm, Inc believe to maximize the returns for an investor, you must think like a CEO, and not only as a property manager. At Integrity PM our focus is continually on how to maximize the Return on Investment from a property and increase its value for each of the properties we manage.

Integrity PM works for our Investor owners as an Asset Manager that focuses on the Return on Investment and makes management decisions with the following outcomes in mind for each Investor/Owner that we manage properties for.

1) Increasing Income Reducing Expenses

2) Improving Property Value

3) Making sure the tenant pays their rent on time.

4) In short, maximizing returns and property value.

As Your Asset Manager We Continually ask ourselves the following 10 questions About Your Properties!

  1. What can we do for the tenant to give them the best rental experience of their lives?
  2. What can we do to become more of a tenant focused PM company?
  3. How can we increase rents?
  4. Are all of our rents at market levels?
  5. Can we charge higher rent if we add another bedroom, bathroom or remodel more?
  6. Can we reduce the Investors insurance expense by changing companies?
  7. How can we reduce every single line item expense - even by a small percentage?
  8. How can we increase the value of the property?
  9. What improvements would maximize value?
  10. How can Integrity PM, Inc assist the Investor in understanding how to effectively interpret their Propertyware online accounting portal?
