Ingredients for a great rental
Hey!
If a single family house is in a B or C class neighborhood. What makes the rental appealing to potential tenants? For example a 3/1 vs a 3/2 configuration?
Thank you!
Quote from @Juan David Maldonado:I'm currently in Dallas market and I just purchased my 2nd rental. It's currently a 3/1.5. I plan to upgrade to 2 bathrooms after the cash out refinance. I feel tenants don't care as much. They care more about the number of bedrooms. You can always upgrade the home later on.

Yes, my realtor told me the same thing about the number of rooms is more appealing when it comes to future tenants/how much you can set the rent amount at.
How did you finance/purchase your second rental?

First of all, are you renting out the entire house or will this be a rent by room strategy?
This entire house to the tenant.
Some things that make a rental appealing
1 - pet policy (pets or no pets allowed)
2 - number of full bathrooms
3 - number of floors (single level vs multi)
4 - backyard or lack thereof
5 - school ratings (higher the better)
6 - crime ratings (lower the better)
7 - location to highways
8 - amenities (parks, pools, trails, lakes, etc)
9 - location to place of employment.
10 - age of the property
11 - appliances
Just to name a few.
Location, professional photos, great management. There's no short cuts or tricks
