just putting my 2 cents in from someone who built in newark ohio you are going to face appraisal issues like we did. I built two houses and got bought out of one that faced the appraisal issues. if you do build on it make sure to build below the median price out there which tends to trend around $300k for a new construction housing unit. that's tough so you have to push density at which point you run into zoning issues, lot coverage issues, etc. that's why we focus now on more urban core, midrise deals with densities that are much higher closer to the city of columbus. rents are higher, price per square foot of real estate is higher (some places in downtown columbus are selling above $600 per sq ft) which is higher than upper Arlington new builds. this is new build stats I'm talking about not existing inventory.
