I've been in the investment game in Michigan for about five years now, and I'm currently on the lookout for a top-notch agent to collaborate with.
I come armed with my own funds and the support of my investor network, so I'm seeking someone who's investor-savvy, understands creative finance, and has the drive to push deals through quickly. Let's make some moves together!

I would call top 3 RE companies , ask to talk to broker. Tell them that you want top 2 agents to interview.
Pick the agent out of the 6.

I get it, but realtors do not have the deals. Again, I have done a lot never using a realtor. Also paying cash you get the best deals or use seller financing. Going in with a traditional offer closing in a month or two is not very motivating for the seller, vs cash as is close in a week.

That's important to know as MOST suburban agents either WON'T go to Detroit or DON'T know Detroit.

You are working WAY to hard. There on the market for a long time for a reason. This morning, I was sent a prop, my guy already walked it, I will go to contract tomorrow and close next week. No realtor involved; I always take the path of least resistance. Let others do the work,

AGAIN, the deals are OFF market. I have done A LOT in my market, NON were listed, NO realtor involved. Sorry I thought Detroit, which market you focusing on?
BTW there is a lot of money to be made in Detroit IF you have a good team there.

Again, you are working much too hard. If the props are sitting there is something wrong with them, Sure once in a while you can get something listed, but IMO you will not get a steady flow and you will not get the good deals. Which market ?

If you are " armed with your own funds" I assume you mean you are a cash buyer, then the last thing you need is a realtor. ALL the deals (for the most part) are OFF market. Its been 9 days since you posted this. You should have a prop in contract.
